It's been so wonderful to hear from you! I appreciate all your replies to this newsletter and thank you for continuing to watch my journey in the Bay Area real estate market. 

Real estate is recovering!! The current market is definitely more active with motivated buyers and sellers. Although things are picking up, we cannot ignore the recent events surrounding systemic racial inequality and injustice. As a woman minority business owner, I support everyone in non violent protest on this issue. There are many ways you can support the movement and demand change. I encourage you to sign petitions and donate to causes that will make the world a better place here at Change.org.

Market Update 
Even though we are still under shelter in place, SF real estate services have opened dramatically allowing all staging, showings of occupied homes and Open Houses by appointment starting mid July. It is expected that the recovery will continue to surge over the coming months.

In May, the number of listings going into contract significantly increased. You can see SIP began mid March with a steep decline in offers accepted as the market went on "pause". This provides a most up to date measure of current market activity bouncing back. 

As we reported, new home sales in April were up and these numbers were deals closed at the height of the lockdown. May sales and sales prices are down and reflect the impact of COVID-19 from late March to April.

Buyer demand is still strong as interest rates hit another historic low at the end of May. More and more buyers are taking advantage of low mortgage rates + a less competitive market. 

Nationally, Zillow reported in the week ending May 10, newly pending sales nationwide were up almost 50% from the same period in April, plus, new for-sale listings were up 12.5% monthly and home values up 4.3% year-over-year.

Polaris Pacific Condo Market Update
Polaris Pacific released their May 2020 Market Report featuring currently selling + sold out condo building statistics and resale values. 

"During the three-month period ending April 30, the median price increased 3.1 percent from the prior year to $1,237,500. At the same time, there were 518 total resales, a 35.8 percent decrease from the prior year. Since March 2015, the median price has surpassed the $1,000,000 mark. For the month of May, resales in San Francisco decreased by 36.1 percent due to COVID-19 concerns."  See graph below.
